The Birch Hills Specific Plan provides for the development of a maximum of 363 low-density residential units, 112 medium-density units, a 570,000 square feet of commercial, and a 7.5-acre neighborhood park within the city limits of Brea. The planned development will replace the Birch Hills Golf Course, the former Collier Chemical Plant, and a portion of the Imperial Golf Course by means of a General Plan Amendment to be implemented in conjunction with this Specific Plan. |

The project site is located in the southeast section of the City of Brea, approximately one mile east of the SR-57 Freeway. With the exception of a 14.5 acre parcel located south of Imperial Highway, the 166.3-acre site is generally bounded by Imperial Highway on the south, Kraemer Boulevard on the east, Birch Street on the north, and a single-family residential tract on the west. The site is located within an urbanized area of northeast Orange County. The site is surrounded by residential development to the north and west, an industrial park to the east, and a commercial retail center and approved residential specific plan to the south. |
